Recently, we completed a multifaceted roof repair project for the homeowner, addressing several key areas that needed attention. Here are the steps we took to restore and enhance the roof’s performance.
The Irving homeowner was experiencing multiple issues with their roof, including rusted L flashing, gaps around the chimney, and general wear and tear that required sealing and reinforcement. Additionally, the edges of the flat roof needed new modified bitumen along with new counter flashing. These issues, if left unaddressed, could lead to water damage and further deterioration.
Our team developed a comprehensive plan to tackle all the issues, ensuring a robust and weather-resistant roof. Here’s a step-by-step overview of the work we completed:
The first step was to address the rusted L flashing. We carefully removed the damaged flashing and installed new, high-quality L flashing. Updating the flashing is crucial for directing water away from vulnerable areas and preventing leaks. Additionally, we installed new metal roof fasteners and sealed the area as needed to ensure a secure and watertight fit.
Next, we focused on sealing all flashing, counter flashing, vents, exposed nails, and penetrations on the roof. Using a high-grade sealant, we meticulously sealed every joint and connection to prevent water infiltration and enhance the overall durability of the roof.
The chimney area was another critical spot that required attention. We filled in any gaps around the chimney, ensuring that no water could seep through and cause damage. This step is essential for maintaining the integrity of both the chimney and the roof structure.
For the edges of the flat roof that turn up the wall, we installed new modified bitumen (mod bit). This material is known for its excellent waterproofing properties and durability. After laying down the mod bit, we installed a new counter flashing to protect against water penetration further. We then sealed the area as needed to ensure a complete and effective installation.
The completed project has significantly improved the condition and performance of the homeowner’s roof. By addressing the rusted flashing, sealing all penetrations, filling chimney gaps, and installing new modified bitumen and counter flashing, we ensured that the roof was well-protected against the elements and ready to withstand future weather challenges.
